Tankless Water Heater Sizing for Cold Climates

By the WhatSize editorial team 4 min read Standards-reviewed

TL;DR

In cold climates (groundwater below 50°F), tankless units deliver 20–30% less effective GPM. Per Fixr, every 10°F inlet drop reduces output ~0.5–0.7 GPM. Plan for 11+ GPM if you need 8 GPM in moderate climate.

Why cold-climate derating matters

Cold-climate derating is the most common cause of "tankless runs out of hot water" complaints in northern states. Manufacturers publish GPM at favorable test conditions (35°F or 50°F rise); at colder inlet temperatures, the same unit delivers significantly less.

Per Fixr 2025, a 4.5 GPM unit at 52°F inlet:

  • 35°F inlet (northern winter): ~3.5 GPM (?22%)
  • 42°F: ~4.0 GPM (?11%)
  • 52°F (baseline): 4.5 GPM
  • 62°F: ~5.2 GPM (+16%)
  • 72°F (southern US): ~6.8 GPM (+51%)
  • 77°F (Gulf states): ~7.1 GPM (+58%)

City inlet temperatures (industry rule of thumb):

  • Miami / Houston / Phoenix: 70–77°F
  • Atlanta / Jacksonville: 65–72°F
  • Portland / Seattle summer: 55–62°F
  • Denver city water: 50–58°F
  • Boston: 48–55°F
  • Chicago: 47–52°F
  • Minneapolis well water: 42–48°F
  • Northern Maine / Upstate NY winter: 35–42°F

Manufacturer cross-check: per Noritz NCC199CDV and Rinnai RU199iN spec sheets, a 199k BTU condensing unit typically delivers ~11 GPM at 35°F rise and ~5.5–6 GPM at 65°F rise — consistent with Fixr's derate math.

When to size up for cold climate

  • Moderate climate (8 GPM need): 9–10 GPM unit works fine.
  • Cold climate (8 GPM need): 11+ GPM unit or two units in parallel.
  • Very cold (45°F inlet year-round): 250k BTU minimum for any 3+ person household.
  • Northern states (MN, ME, ND, WI, MI, VT, NH): Always size up one tier. Fixr recommends 6.5–8.5 GPM units for cold-climate homes even when moderate use suggests 4–5 GPM.

Frequently asked questions

Do tankless water heaters work in cold climates?

Per Fixr 2025 data, yes — but with reduced effective GPM. A 9 GPM unit at 35°F rise delivers ~6 GPM at 65°F rise (cold climate). Plan for 11+ GPM units in northern states, or two smaller units in parallel. Cold-climate derate averages 10–15% per 10°F inlet drop.

What's the lowest inlet temperature for tankless?

Most gas tankless units work down to 35–40°F inlet (cold but not frozen). Below that, performance drops sharply and freeze damage risk increases. Some premium units have built-in freeze protection that activates below 35°F to prevent internal damage — critical for garage or attic installations in northern states.

Is propane better than natural gas in cold climates?

Performance is similar — both deliver the same BTU output. Propane is necessary where natural gas isn't available (rural areas). Propane burns slightly hotter (2,516 BTU/ft3 vs 1,030 BTU/ft3 for NG) so consumes 2.4×the volume for the same BTU. In extreme cold, propane units may have marginally better cold-start performance due to higher flame temperature.

What if my tankless runs out of hot water in winter?

Cold-climate derating is the most common cause. Solutions: (1) upgrade to a higher GPM unit (one tier up); (2) install two units in parallel; (3) add a small buffer tank (5–10 gal) downstream of the tankless to handle peak surges; (4) reduce simultaneous fixture use during peak hours; (5) install a thermostatic mixing valve to stabilize output temperature.
